
NABERS ratings have increasingly become a valuable tool for building owners or managing agents to attractively lease their office spaces to attractively lease their office spaces. Whilst Energy ratings are mandatory under the CBD program for any office space for lease or sale, Indoor Environment ratings are used to inform potential tenants of the suitability of the office space for staff. The indoor environment rating compares like buildings, whether at a tenancy level, a base building level, or a whole-of-building level, for a number of indoor air quality measurements. The whole-of-building rating also includes a satisfaction survey that is distributed to the staff, to determine their impressions of the indoor environment.
HBI have been actively involved in the introduction of the Indoor Environment ratings, and have assisted a number of high profile clients in improving the indoor environment of their buildings, hence increasing the rating, attracting higher lease costs for the property.
HBI can undertake the qualitative readings needed to satisfy the NABERS Indoor Environment ratings, and also submit the Indoor Environment rating on the client’s behalf.
One recent client has found that, by undertaking the NABERS rating at the same time as their annual indoor air quality inspection, they have reduced the costs of having these two important elements of building management completed. The majority of the indoor environment qualitative readings are incorporated in HBI’s pro active indoor air quality testing. Having a qualified NABERS assessor undertake the readings and submit the rating, ensures that there are substantial cost savings. HBI’s proactive air quality report recommending improvements, undertaken concurrent with the rating submission, has helped this client help improve the rating for subsequent years.
